GC Question

    Hello,

    I was wondering what the general or average cost of a GC would be to help the process from beginning to end. Also, in your website it has the "Base Price" and the "Estimated Price", is the cost of the GC included in the "Estimated Price". Thank you for any guidance you have!

    This a great question that we get all the time! Unfortunately, there's a reason it gets asked so much - there's no simple answer! Asking for the average cost of a GC is a bit like asking the average cost of a car. There's no way of knowing unless you can narrow down what kind of car and the same is true for what kind of modular home you're looking to build.

    First off, I think it would be helpful to clarify a few things that people are often confused about - the your general contract isn't just some guy who deals with the hiring of the people who are doing the work, your GC is doing a lot of work as well! Often times (and this is the case with most modular home builders), they work with the same contractors over and over again because they know the quality of their work and can trust them to do the job well.

    The GC isn't just taking a flat fee off the top - he's the one you're paying for your house! You pay the GC/modular home builder and the company works together with the modular home manufacturer (these are the guys actually prefabricating your house in the factory) to design and build your home. Where non-modular builders contract with all different sorts of suppliers to get the raw materials to build your home, modular builders contract with mostly just the manufacturer, then take care of assembling and finishing your home once it's set on-site.

    So to answer your question: yes, the cost of the GC/builder is included in the "estimated price" because they're the ones you're paying for the home.
