Gap between Modules

    We are considering buying a modular home that is about 6 years old. The home inspection revealed incorrect bolting of the modules (not 4' OC as required) but I noticed a 0.75 to 1.0" gap in the center of home and tapers to almost no gap at the outer walls at each of the marriage joists. Can this be considered normal? Doesn't appear there were any shims or insulation placed in the gap, what should be placed in the gap to ensure proper expansion/contraction and air ventilation? Should we be trying to close the gap at all?

    Hi Jordan,

    From the technical nature of your questions, I'm going to assume that you know a thing or two about home construction! You should consider bringing in a company specializing in modular home extensions and renovation to do a thorough checkup on the home so you can be totally sure, but from what you've said so far, here's what I'm thinking:

    When modular homes are set, it is normal for there to be around a 5/8" gap between modules. This is to allow for expansion and contraction of the wood so you don't get warping, cracking etc. Since wood normally only expands and contracts width-wise and not length-wise, it will only move so much, so even a small 5/8" gap is plenty. So it sounds the gap is working! What may have happened is that as the home settled and the wood expanded, the gap prevented any damage from being done. If the gap has disappeared entirely, that could be an issue, but as long as there is any space between the modules, you should be okay. How big is the gap at the outer walls?

    I would not recommend trying to close the gap or install anything that would restrict the wood from its natural movement. Wood can and will move, not matter how you try to stop it. The only way to avoid damage from wood movement is to allow for it in the design, which the 5/8" gap does.

    Again though, if you have any doubts or concerns, I'd recommend bringing in a company that specializes in modular homes to take a look!
