Modular Add On to Existing Traditional Home

    Hi,

    I am buying a home that is almost 100 years old, doesn't have enough space for us and will eventually be torn down when we save a bit more to build a new home on the lot.

    In the mean time, we want to add on a modular in the back (for more bedroom space) and connect it to the main house with a secured hallway between the two.

    Question: Is this something a modular builder can do?

    Also, can modular homes be disassembled and transported to a new lot when no longer needed on their current lot?

    Great questions! Yes, modular manufacturers and builders construct modular additions to non-modular homes all the time. This is especially easy with situations like the one you're describing where it is actually a separate construction joined by a hallway (or walkway, etc) as sometimes site built homes - especially older ones - are constructed with unusual dimensions that can be tricky to match. Keep in mind that you will need to build a foundation for the new addition.

    The answer to your question about homes being disassembled and reused is a little more complex. While it may be possible, it usually isn't advisable.

    Lets say for example that you spend $150,000 on your modular home fabrication. Once you factor in the rest of your project like foundation costs, site work and buttoning up the home, your final bill can easily reach up to $300,000 or higher. You now have a home that's hopefully valued at $300,000 or more. If you decide in a few years that you'd like to build a new home and take your old modules with you, you'd have to pay to have them prepped, shipped, and then refastened on the new build site, costing significant money while reducing the value of your old home. It makes much more sense to simply sell the old construction and use the proceeds to build a new home.

    But if for whatever reason you're absolutely set on using old modules to build a new home, ask your manufacturer and builder if it's possible since they will be able to tell you about their specific homes.
