I'm confused, couple questions.

    Okay so I JUST started considering a modular home for us because other than buying a fixer upper, modular is the only other way we can get the squar footage needed within our budget. The thing is I keep hearing horror stories from people having endless issues from their modular home experience. I'm looking into Pratt Homes as I'm located in Houston TX., or Palm Harbor. My questions are 1.is there anyone who has actually purchased from either companies previously mentioned and what was your experience? 2. How well has your home aged? 3. Do you honestly recommend modular versus stick build? And 4. Is there anyone with a modular in the Houston area or surrounding areas and who did you purchase from? I'm sorry if my questions seem ignorant but honestly I know nothing about pre fab homes.

    "Do you honestly recommend modular versus stick build?" Wholeheartedly, yes. I understand that I may not be the most unbiased person to ask, so lets just look at the facts. Modular construction is
    • Faster, which saves time (which saves you money)
    • Stronger, which reduces maintenance costs (which saves you money)
    • Safer, which protects your home and family in extreme weather (which saves you money)
    • And Less Expensive, which obviously saves you money
    On top of that, the "cons" to modular construction that people think of are mostly myths.

    Some info I forgot to include:

    Pratt Homes is absolutely a reputable home builder and you should certainly consider working with them, but always always always request quotes and get more information from multiple builders. This will give you a good idea of how much you should be paying over all, what sort of design options you have, and will also let the builders know that they have competition!

    We moved into our modular in September 2014 which is a Commodore Home. Well built and a lot of nice features for the price. Our take away was that the Builders Agreement (Virginia) doesn't provide any guarantee to when the home will be finished and specifics such as site work and management, septic, and well water. The builder took 6 months to do about 5 - 8 weeks worth of work which drove us crazy. Jimmy is sick, the truck is broke down. Have the builder provide 4 - 6 references and check up on them.
